As we move into the summer, June has brought a rare dip in new seller asking prices.

According to Rightmove, the average asking price fell by 0.3% (£1,277), bringing the national figure to £378,240.

This decline is particularly unusual for June, when prices typically remain stable or edge upward. The drop reflects a market where sellers are responding to a decade-high level of competition and the need to price realistically to secure a buyer.

 

Pricing Smart in a High-Supply Market

The volume of homes coming to market has risen by 11% compared to this time last year, giving buyers more choice than at any point in recent memory.

While this is encouraging for those on the hunt for their next home, it places greater pressure on sellers to set competitive prices from day one. Rightmove’s data shows that homes receiving an enquiry on their first day of marketing are 22% more likely to find a buyer than those left waiting more than two weeks.

With the number of sales agreed now at its highest level since March 2022 and 6% higher than June 2024, it’s clear that motivated buyers are still out there. However, they are more price-sensitive than ever.

In general, properties that are well-presented, correctly priced and marketed effectively are the ones driving these strong sales figures.
