When is the best time to sell my house?

When you make the decision to sell your house, it’s fair to say that everyone wants this to happen as quickly and smoothly as possible. Humans are impatient and once that decision has been made and potentially you have spotted your dream home then you don’t want to delay. So is there any data to back up the best time to put your property up for sale? Everything has changed in the pandemic so we can’t necessarily bank on the usual trends of buying and selling but let’s examine what we do know.

Buoyant property market conditions

The pubs and restaurants are open, restrictions are lessening by the week and the government seems on course to stay on its roadmap out of lockdown. This increased confidence in the economy is having a ripple effect on people’s moods and the housing market. The property market is showing that now is a great time to put your house up for sale. Data from the UK house price index is showing an upward trend in house prices month on month and on its annual figures which are up around 8%.

London property prices continue to grow

The world changed from 2020 through to 2021. We have all had time to reflect on how we live throughout the pandemic and what we wanted 18 months ago may not now suit our needs. If you want a quieter life in the country for example, you may now have the chance for that to become a reality. Maybe the hustle and bustle of London life is no longer for you and you see yourself in a quiet suburb. The great news is that north London will always be a massive draw for buyers so you could sell quickly at a great price and free up some equity. Spend the extra on a holiday in the sun – when we are allowed to fly again!

Work is no longer dictated by location

Whilst some have always had the option to work remotely, the pandemic has been a game changer in regard to needing to be in your workplace. Provided you have a decent Wi-Fi connection there is no reason now to be geographically located in proximity to your place of work. Zoom, Teams and Google Meet have all become the norm and have meant greater global reach in business and an end to lengthy commutes to work for some.

When is the best time to sell your house?

So why should you sell your property right now? Aside from stamp duty savings, extended until the end of September, it seems there’s never been a better time to get your property on the market. Property is moving quickly which means as the weather warms up you could feasibly see yourself sold and in your new home before the end of summer. With our superior knowledge of north London, the team at Allen Goldstein are on hand to ensure your property is sold quickly and professionally.
